Shell and Full Build

Inclusions & Exclusions

The aim of the shell-build is to assemble the house to a lockable and secure stage. The aim of the full-build is to assemble the house with its components and make ready for customer supplied contractors.

Customer to arrange unless prior agreement with QBH - applies to either shell or full-build.

Site preparation: - QBH can assist with the majority of the below work if required.

  • Site boundaries to be established either by white boundary markers in a minimum of 3 corners or by a surveyor set-out plan.
  • Building consent/geotech/other site specific reports.
  • Site security to be established either by exisiting fences/gates or with temporary fencing such as steel grid or orange mesh fences.
  • Removal of rubbish, spoil, or excessive vegetation from the site to make a clear working area.
  • Insurances for materials. QBH covers its own workmanship. 
  • Site toilet, this can be in the form of inside an existing house, port-a-loo, or other means.
  • Building waste removal, this can be in the form of the customer removing rubbish every week in a car boot, builders skip bin, builders rubbish bags or other suitable arrangement.
  • Power and water available, this can be in the form of an extension lead from existing house, generator, temporary meter box, hose tap, or other suitable means.
  • Access for delivery of materials. Extra cost may apply if materials are further than 20 meters from building platform. Talk to QBH to discuss.

Shell Build

Quickbuild Shell Build inclusions
If a Shell-build is purchased - Quickbuild to arrange and complete unless prior agreement with customer.

  • QBH will coordinate the delivery and unload of the kit-set materials on to the building site or to the customers desired location. Extra costs may apply if unload is longer than 3hrs.
  • QBH will mark out the house site according to existing survey boundary pegs or other approved markers sufficient for Council sign-off.
  • QBH will coordinate any council inspections, engineers, concrete supply, digger supply for the shell-build work
  • QBH will dig out pile holes to required depth as per building consent.
  • QBH will assemble steel pile and bearer system and install all bearer to pile fixings.
  • QBH will pour concrete and lay in professional manner as be-fitting pile holes. Customer to supply on site location for wash out of tools.
  • QBH will install ground DPM sheet, tape around piles, and ensure sheet is cut back to within 100mm of house perimeter.
  • QBH will install floor panels and its fixings, screws, rivets, and install galvanised perimeter sheet to bearers.
  • QBH will install all skirtings and floor tracks and bolt/rivet as per plans.
  • QBH will install all external and internal wall panels with all appropriate fixings, sealants, and rivets to ensure a stable and secure structure. NOTE - further riveting is required by the customer.
  • QBH will install primary bead of sealant into panel joins. NOTE - customer to install secondary capping bead later.
  • QBH will drill out and run electrical conduits through walls, door ways, and window frames as required.
  • QBH will install all external doors and windows complete with all fixings and primary sealants. NOTE - customer to install secondary capping bead later.
  • QBH will install steel beam posts and timber beam with all its fixings, bolts, screws and other required items such as sealants.
  • QBH will install all roof panels with primary sealants and appropriate fixings to ensure a stable and secure structure.
  • QBH will install all ceiling lighting cables from lights down to light switches. NOTE - Client to provide electrician details.
  • QBH will apply the primary and secondary sealants to roof panels ensuring no further work on the roof is required.
  • QBH will install the sub ridge, ridge, and barges with all sealants, tapes, and fixings as per the plans. NOTE - Customer to rivet under side of barges later.
  • QBH will install all internal trims and scotias with enough rivets sufficient to hold in place for ease of customer location.
  • QBH will ensure the house has been swept and cleaned to an appropriate standard (noting that the house is still unfinished and is still a building site) sufficient for fellow contractors to continue working on a reasonably tidy site.
  • QBH will take customer on a walk through the house to ensure all work has been completed to a satisfactory standard and in accordance with the plans.
  • QBH to unload remaining materials from the container into the house if required.
  • Customer to then organise remaining work to be completed.

Full Build

Quickbuild Full Build inclusions
If a full-build is purchased - Quickbuild to arrange and complete unless prior agreement with customer. The customer may use the below list as a guide as to what needs to be finished from a shell-build.

  • QBH to first complete all works included in the shell-build.
  • QBH to complete riveting and all fixings and book Council Structural inspection.
  • QBH to install all internal door frames and window frames with all fixings and sealants.
  • QBH will install all cover strips, corner caps, and finishing details in accordance with the plans and spec.
  • QBH will install kitchen with its cabinets, panels, doors, handles, hinges, range hood, bench-tops, and toe kicks.
  • QBH will put in place oven, hob, and kitchen sink ready for the plumber and electrician to complete install.
  • QBH will install bathrooms with its shower, bath, vanity, toilets, towel rails, toilet roll holders, and shower domes. Plumber and Electrician to install all tap-ware, plumbing, cables, extract units, lights, and so on.
  • QBH will install all outside flashings, cladding’s, baseboards, fascia, and corners with their appropriate sealants, fixings, and fittings.
  • QBH will build the decks in accordance with supplied material and as per QBH plans.
  • QBH will install all spouting, joiners, brackets, and bends and leave down pipes on the wall for the Drainlayer.
  • QBH will complete all its work in accordance with the plans and spec in a professional manner.

Customer to organise the following:

  • Electrician to wire up house using QBH components such as cables, power points, switches, fire board, meter box, tags, oven, hob, extract fans, range hood, heat-pump, and other.
  • Plumber to install all QBH plumbing components such as tap-ware, pipes, fittings, mixers, with all the appropriate fixtures, fixings, and sealants.
  • Flooring layer to install all QBH components such as carpet, underlay, vinyl, laminate, edging bars, and so on.
  • Drainlayer - QBH does not provide any materials.
  • Any other services, contractors, or tradies.
  • Arrange for final sign-off and CCC issue.
