Warranty Information

10 Year Structural Warranty

Every NZ new home is covered by the Building Act, which means that the house has a Structural Warranty of 10 years.

  • All building work will be done properly, competently and according to the plans and specifications in the approved consent.
  • All the materials used will be suitable and, unless otherwise stated in the contract, new.
  • The building work will be consistent with the Building Act and the Building Code.
  • The building work will be carried out with reasonable care and skill, and completed within the time specified or a reasonable time if no time is stated. (weather/force majeur may affect this).
  • The home will be suitable for occupation at the end of the work.
  • If the contract states any particular outcome and the homeowner relies on the skill and judgement of the contractor to achieve it, the building work and the materials will be fit for purpose and be of a nature and quality suitable to achieve that result.
  • These warranties apply automatically to all contracts for building work on a residential house, whether written or verbal.
  • The most common form of call-back for a builder is for cracked wallboard joints. QBH has eliminated all wallboard joints and has never had a callback for cracks of any kind.
  • You also have a 12 month defects warranty, so if a door falls off, then we will fix it.
  • Warranties do not apply to events beyond human control (such as your house being torn apart by an earthquake, tsunami or tornado), Accidental damage, not carrying out  maintenance, not carrying out or arranging repairs as soon as a defect becomes apparent.
  • The Consumer Guarantees Act applies to goods and services provided by the building industry but not to buildings or parts of buildings attached to land (e.g. apartments) for residential accommodation.

Some building companies offer private building guarantees which you can choose to buy.

Always check a paid extra guarantee or warranty covers you for more than you're already covered for under the law.

Note: Half of all construction companies fail within 4 years. 75% by 10 years. We have been trading since 2007. In the past 3 years, 2/3 of the Residential Warranty companies have also failed.
